What sits and what sells right now
The listings sitting past 45 days in Katy and Cypress this quarter share three traits. Dated paint. Original 1990s or 2000s brass or oil rubbed bronze fixtures. And a roof either at or past its 20 year mark with no proactive quote from a roofer.
Buyers walk in, do the math on all three, and move on.
Paint gets you the most for the least
Sherwin Williams Agreeable Gray or Repose Gray on the walls, semi gloss white on all trim and doors. About $2,800 to $4,200 for a 2,400 square foot house in Elyson or Bridgeland if you use a real crew, not the cheapest bid on Facebook. Return on that money is usually 4x to 6x in appraisal and offer strength.
Don't paint the kitchen cabinets yourself. Buyers can spot a rushed cabinet paint job from the doorway.
Roofs are the deal killer this year
If your roof is 15+ years old, get a certified inspection before you list. Not from the roofing company that wants to sell you a new one. From an independent inspector. If it has 3 to 5 years of life left, put the report in the disclosure packet and price accordingly. If it's shot, replace it. Buyers using FHA or VA loans in Cypress this year are getting appraisals kicked back for roofs the seller thought were "fine."

Fixtures, hardware, and lighting
Swap the entry pendant, the kitchen island lights, and the two big bathroom vanity fixtures. Matte black or brushed nickel, depending on the rest of the house. Add new cabinet pulls in the kitchen. All in under $900. It resets the whole feel of the tour in the first three minutes.

Don't replace countertops if they're not cracked. Don't refinish hardwood over minor scratches. Don't landscape past the front bed. Buyers in Katy and Cypress at 5.7 months are looking for price, condition, and school zone. They aren't paying you back for $18,000 in stone and mulch on a 6,000 square foot lot.
The pre-inspection question
Some sellers benefit from a pre listing inspection. If your home was built between 2001 and 2010 in Cypress, especially anything in the 77433 or 77429 corridor, I recommend it. That build era has known issues with cast iron drain lines and specific electrical panels that get flagged during the buyer's inspection. Better to know now than hand a $6,000 credit at closing.
What I'd do this week
Walk your house with a notepad. Then walk two active listings under $50,000 of your target price. Note the paint, the light fixtures, and the smell. The gap between those homes and yours is your to do list.
