If you've been searching for new construction around Katy, you've probably come across Sunterra.
The master-planned community has attracted plenty of attention because of its new homes, builders and resort-style amenities.
And yes, the famous lagoon certainly photographs well.
But if you're considering actually buying and living in Sunterra, I want you to look beyond the lagoon.
A community can have beautiful amenities and still come with costs and everyday considerations you need to understand before purchasing.
Let's talk about what buyers should research before buying a home in Sunterra.
Where Is Sunterra?
Sunterra is a large master-planned community in the Katy area.
Its location gives buyers access to the broader Katy and West Houston region while providing the newer-community environment many buyers want.
As with any Houston-area community, don't judge the location from a map alone.
Test your commute.
Houston traffic can turn a route that looks perfectly reasonable online into a very different experience during rush hour.
New Construction Options
One reason buyers are drawn to Sunterra is the selection of new homes.
Large master-planned communities often include multiple builders, floor plans and price ranges.
That gives buyers options.
It also means you shouldn't evaluate "Sunterra" as though every home is the same.
Compare the individual:
Builder
Floor plan
Lot
Construction quality
Warranty
Incentives
Price
A strong community doesn't eliminate the need to research the particular builder you're considering.
The Amenities Get the Attention
Sunterra is known for its resort-style community concept, including water-oriented amenities.
Amenities can be a major reason buyers choose a master-planned community.
But before purchasing, ask:
Which amenities are currently open?
Which are planned?
Are there separate fees for certain amenities?
What are the operating rules?
Are there guest restrictions?
How are future amenities funded?
There's a difference between something that exists today and something shown on a future development plan.
Understand the HOA
Before purchasing, review the current HOA information.
Look at:
Regular assessments
Community rules
Architectural requirements
Transfer or administrative fees
Amenities
Any additional applicable fees
Also remember that HOA expenses can change over time.
Don't build your budget around the assumption that today's assessment will remain exactly the same forever.
Property Taxes Matter
This is one of the biggest things I want buyers to understand when comparing newer Houston-area communities.
Don't compare Sunterra with another neighborhood using the sales price alone.
Look at the estimated property taxes.
Newer master-planned communities can have different taxing entities and overall tax rates than older established neighborhoods.
Those taxes can make a meaningful difference in your monthly payment.
For example, two $400,000 homes located in different communities could have noticeably different monthly housing costs because of property taxes.
Ask your lender to calculate your estimated payment using the applicable tax information for the particular property you're considering.
Don't Base Your Payment on the Seller's Current Tax Bill
This is particularly important with new construction.
The current tax record may not always reflect a completed home's future taxable value.
A tax bill based partly on land or an incomplete property can give buyers a misleading impression of future costs.
Work with your lender and real estate professional to estimate taxes based on the completed property and current applicable information.
Homeowners Insurance Is Part of the Equation
Property taxes aren't the only variable.
Get a homeowners insurance quote before your option or financing deadlines expire whenever possible.
Insurance costs can affect your total monthly payment and mortgage qualification.
If you're comparing Sunterra with another community, compare:
Principal + Interest + Taxes + Insurance + HOA
That gives you a much better affordability comparison than sales price alone.
Internet and Cell Service
This is an easy issue to overlook until after moving in.
New communities can sometimes have limited service-provider options while infrastructure is still developing.
Before purchasing, verify current availability directly with providers for the exact address you're considering.
Check:
Internet providers
Available internet speeds
Cell-phone reception
Coverage inside the house
Reliability in the surrounding neighborhood
If you work from home, this moves much higher on the priority list.
Don't assume service at the model home represents service throughout the entire community.
Drive the Community at Different Times
I recommend this for almost every buyer, but especially when purchasing in a large developing community.
Visit:
Morning rush hour
Evening rush hour
Weekends
After school
At night
Look at traffic patterns and how long it takes to reach the places you'll use regularly.
That includes:
Work
Grocery stores
Schools
Restaurants
Medical care
Major highways
Buying the house is only part of the decision.
You're also buying the daily routine that comes with its location.
Research Your Builder
Sunterra includes different builders, so don't choose based only on the community.
Research the specific builder.
Look into:
Homeowner experiences
Warranty service
Construction quality
Inspection results
Builder communication
Recurring complaints
Look for patterns rather than focusing on a single positive or negative review.
Get Your Own Inspection
Yes, even though the house is new.
New construction can still have issues.
Depending on the construction stage, you may consider inspections such as:
Pre-drywall inspection
Final inspection
Warranty inspection
Your independent inspector works for you.
Understand Builder Incentives
Builders may offer incentives involving:
Interest rates
Closing costs
Design upgrades
Appliances
Price reductions
These can be valuable.
But compare the complete deal.
If an incentive requires the builder's preferred lender, compare that lender's loan estimate with outside financing options.
Look at the rate, APR, fees, closing costs and total cash required.

Sunterra is a developing community.
That means buyers should ask what is planned around the section they're considering.
Your beautiful view today may look different if another phase is planned nearby.
Ask about:
Future residential sections
Roads
Commercial areas
Schools
Amenities
Construction timelines
Plans can change, but knowing what's currently proposed helps you make a more informed decision.
Is Sunterra Right for You?
For some buyers, Sunterra's newer homes and community amenities may be exactly what they're looking for.
Other buyers may prefer an established Katy neighborhood with mature trees, different tax structures, or fewer years of surrounding construction.
Neither choice is automatically better.
It comes down to what matters most to you.

Sunterra has plenty to offer, but don't buy a home based on the amenities alone.
